#378061, "Has anyone had a foreclosure?"

I been thinking about letting my condo foreclose. I have been making regular payments and have been thinking of selling but I will not get anything back from it at all. Not only that because of the flooding we had in the bathroom it is not sellable right now either. We really need a bigger place and I am tired of dealing with our neighbors. For what I pay in HOA fees and my monthly payment we could rent a house. Any advice? I wanted to run by here for I talk to my realtor.

If you go into foreclosure you are going to ruin your credit which will make future renting/purchasing problematic. It sounds like you'd be better off making it saleable, selling at a loss and taking the money from that and the savings in HOA fees to rent.

Not only will foreclosure ruin your credit, you never get out as easily as you think. The bank will sell it for whatever it can, and will not make an effort to sell it at it's best and highest price. They'll tack on fees of sale, and whatever the difference between the sales price at auction and the outstanding mortgage (after the proceeds have been applied) you're responsible for it. Sell it at a loss if you have to, but don't willingly go into foreclosure.

Really???? That's absurd. You foreclose when you can't make the payments and you are being sucked under. Not because you want a bigger place!!!!! COME ON!!! Your selfish solution is to screw the rest of us?

If you want to rent somewhere else, then put your condo up for rent and move. Rent it for your monthly payments and ride out this storm. Sell when the market recovers and you can maybe get your money out of it. You will ruin your credit for many, many years to come (and deservingly so!). Not to mention that you screw all of your neighbors and the bank that you promised to repay! Banks are going under all over the place: Washington Mutual and Wacovia, to name a few. People are losing hard earned money for problems others have caused. People are losing their jobs. OMG!! Save the last ditch situation for someone in a last resort position.

I don't think that I have ever responded to any of your posts...but this one just PISSED me off....
are you for real????
I sell real estate for a living and get calls monthly from people who have lost jobs and borrowed from parents,taken out loans on retirement accounts sold and cut back on everything they can and tried to work with lenders to try to save their homes..you never hear anyone say I am going to just let it go...most people fight to save their homes and credit.
Have you watched the news today?????
I am mad b/c I have peole with excellent credit that can't get a loan b/c of people who aren't paying their bills and banks going under everyday.I am mad b/c I have had 5 closings this year fall through b/c people who deserve loans can't get them b/c of the market in banking.I am mad b/c I had 2 closing scheduled for Friday that didn't happen b/c the banks that are still open are scared to do business.
So where does that leave me to pay my bills???????I have worked my ass off for the last year and sometimes I get paid and sometimes I don't.If you have the money pay your bills !
Why does everyone think they can just walk away from debt?
I am in debt up to my ears...but I am wading through it and will continue to until it is paid off......I won't just say...come and get my house..I have used and abused it and now you can take the burden.

Didn't you get the email? The new mentality is to live it up and do what you want. Let the idiots who are conservative and responsible pay for it. I actually heard someone say they didn't care if a foreclosure hurt their credit as everyone was going to have bad credit anyway. Then they went on a trip to Disney. Makes sense to me. Carpe Diem.

Are you kidding me??? Because you want a bigger place??? Why don't you rent your condo and find a place to rent??? Stuff like this is what is hurting everyone else. I worked very hard to get where I'm at and now I have to worry about a depression and feeding my children because of too many people doing stuff like this!

You have absolutely lost your mind. There is no way on earth I would willingly give up my home (especially in these times) because I didn't want to pay for flood damage. Fix it up and sell it. Rent it and move. Whatever, but if you let it go, I can guarantee you will regret in about a year.

When you finally get to a point that you can afford a nice big house, no one will want to take the chance on renting/selling to you. You're credit will always precede you. You'll pay high interest for the next, um let's say 10 YEARS. This house will cost you oh so much more in the end if you let it go.

The only time a foreclosure will help you is if you are also planning on filing for a bankruptcy. If you can sell it, even without making a profit, then you're going to be in much better shape.

Not only is this the new mentality, this is the new reality. Take Feisty, times her by 1000, and you have the picture of America right now. People who bought at the height of the housing boom, all over America, are walking away and leaving the home to the bank.

My DH has been working with our neighbor (for something to do) and he's going into foreclosures to try and make them saleable for the banks. Most of them are left in horrid condition. Not only are people walking away, they are walking away with every single fixture, all the doors, all the faucets, the water heaters. Anything they can strip out of the house, they take. They punch holes in the walls, wreck the plumbing, etc. He was in one last week where they threw the refrigerator in the pool.

So this post is just one tiny example of the overall outlook in our country right now, and the reason our government was considering the bailout.

Give it back to the bank. Let the government bail the bank out. Meaning, US, THE TAXPAYER.

I agree!

But the real problem is that these people are so upside down in their homes, it's actually making financial sense to just give the home back and walk away. Some of the homes here in Vegas are 200,000 to 500,000 LESS than they were a couple years ago. If you bought your house for 1,000,000 and it's worth 500,000 now, just throw the refrigerator in the pool and let the bank eat it. It's all the rage. Do a foreclosure. Everyone else is! Why hold on to the house for 10 or 15 years to make that back? Why, when you'll have good credit again in 7 years?

And it's why our banks are failing. People aren't LOSING their homes. They are GIVING THEM BACK. I think that's one major misconception. And as more and more people walk away, the prices will continue to plummet and more and more banks will fail. It's the snowball effect!

But in the meantime, you should see all the really cool crap Greg is bringing home! You wouldn't believe what people leave behind!

I've got an idea! Walk away from YOUR house and move to the Midwest where we can make a garden and start our OCD-run preschool and ride unicorns all day. You could always throw your fridge into the neighbor's pool and call it good.

The house we just bought was foreclosed on a year ago. The people who lived here literally took EVERYTHING and left the back with a mess. I mean toilets, countertops, cabinets, hardware, doors, appliances, you name it. I think it is dishonest and disgusting. No regard for doing the right thing.

I hear ya. Our only white trash neighbor was foreclosed on and she spray painted a huge swastika on their garage. I guess it's "the system's" fault she lost her house. We're grateful that she's gone, but it sucks that she trashed (in too many ways to relay) a gorgeously landscaped yard and beautiful little house.

If you don't have to move I'd suggest you stick it out another two years since you are able to make the payments That will give the the market time to settle. The opportunity to purchase another house will diminsh with a foreclosure on your record. You will be forced to rent. If you just can't do it any more in your current home cut your price rock bottom and take out a small loan to cover the remining cost of the house.

I can't refiance and I can't do what I did in the first place when I bought the condo. I had money in the bank and was looking for a job so I was able to get a loan because of the down payment and the money I had. Well its gone. I can't work. Because of all the appts the boys have it is hard for their dad to get more hours at work. We don't have anyone to borrow money from. If I sell I won't get any money back that I put into it and can't afford to fix it up. Brennan will be coming home in about 60 days I am also thinking about him as well.

No I don't recommend refi for your situation unless you plan to stick around the house for the duration and make the fees worth their while (maybe five years). I said short sell. You price it super low, get a buyer, tell the bank what you can give them and get a loan from the bank for the remainder. Like you might need 30K to make up the difference. It's better that number then paying off $250K loan? I am making up numbers to show my point.

You will not make money off of this but you will cut down how much you and your husband owe the bank.

t's cheaper to get a sitter to help with your kids for appts. instead of dh so he can make more money at work. I remember all the Dr appts my kids had and I could not afford help but we could not afford for my husband to not work. It is tough but I think you can do this.

As everyone else has said, going into foreclosure is going to RUIN your credit. In today's reality, the banks are really tightening up their credit standards...with a previous foreclosure you would be a huge risk--and no one is taking risks anymore. You'd end up renting...which, btw, will probably be expensive. Now that people can't get home loans, landlords raise rents...it was the opposite in the housing boom of 2003-2005...everyone was buying and those with rentals lowered the rents to get tenants! I was in the DC area then and rented my townhome for LESS than the previous tenants--by alot!

I'd think twice about your plan...

My parents were foreclosed on when I was in high school and it was really embarassing for us as a family. My dad had lost his job so we lost our house. It was almost 15 yrs ago and only in the last 5 yrs has their credit looked better. I wouldn't do it.
Even though most credit companies will keep it on your report for 7 years the morgage companies can request to keep it on there for an additional 3 yrs. I wouldn't do it if I was you!!!

People like Feisty can just walk away now and not owe the bank or the IRS for the difference. It's why we are in our current financial meltdown. We don't have to take responsibilty for our debt anymore and we never owe the money the bank lost. What a great deal for SOMEONE! Not for me, since three of my banks have been seized by the FDIC in the last month. But a great deal for someone who doesn't want to fix their plumbing and wants a bigger house.

That would be one of worst things to possibly do. As a landlord I probably wouldn't rent to someone with a foreclosure. You couldn't (or wouldn't)pay your mortgage, how could I think you would pay rent.

As a landlord myself, there is NO WAY in hell I would rent to you if you do this. NO. WAY. No decent landlord would rent to you without checking your record, and no smart landlord would rent to you. If you'll walk out on a mortgage, what's to stop you from walking out on a rental? If you're willing to trash what you own and run, what on earth makes you think a landlord would trust you to respect their property? That's insane!

How about being thankful for what you have, making do and working to move up? That's what decent people do. How about renting your condo so you can rent or buy a house? That would be a win-win. Don't forget to check the references of your tenants!

I can't imagine a realtor who would represent you in such a scheme.

What selfish reasons to cheat your way out of your financial obligations. Yes, CHEAT. Not to mention STEAL. Other than that I have nothing to add to what everyone else has said.

Oops, I was wrong - I do have something more to add. Moving is no guarantee you get decent neighbors. Trust me on this. There is at least one on every street. Stick with the devil you know!

I normally try really hard to stay out of controversies and coming down on others, but...

You made a promise when you borrowed that money to pay it back. The bank would not have loaned it to you without this promise. After all, they are not in the business of giving away money! How would you feel if someone borrowed money and just decided not to pay it back?

You are asking if morally it is OK to not pay them back because you need more space and don't like your neighbors? Um, no. It's not OK. You made a promise. If you were trying mightily to pay but couldn't fulfill your promise because you had to choose between that and feeding your children, well, maybe I could see how you could make an argument. Even then, though, the right thing to do would be to go to the bank and ask if they would be willing to work with you to let you make reduced payments for a period of time or something.

Congress has been debating what to do because so many people have done exactly what you are considering that it is threatening our country's economy. Their solution has been for the government to pay off all these loans so banks won't go out of business. Of course, that would have to be paid for by taxpayers.

So the question is, is it fair for you to ask me and Lea and Becky and Shelly and every other American who pays taxes to pay off your mortgage because you don't like your neighbors and need more space??? No, I don't think that's fair at all. I pay my own mortgage - I don't want to pay everybody else's!

I swear you post only to cause disention.

We were one of those awful people who have a sub-prime loan. My DH is self employed, and it's hard to get banks to loan to people like us. We have middle of the road credit, a good income, but it just seems like every where we turned we hit a road block, and we needed a house. Our broker promised us that in 2 years we would be able to refinance with no problem.

We needed a house, and we bought one. Our ARM was fixed for 2 years at 5.5. Now that we are in this mess as a country, we can't refinance, and our ARM is at 7.5, with a celing of 9.0%. Now I know there are people outhere with loans much worse than ours, but we made a PROMISE to pay back this loan, and we are doing just that. We would NEVER forclose unless DH lost his job and we just had no options.

The thought of doing this just to get out of something makes me MAD, because you are giving HONEST people like me and my husband a bad name.

One wants to think it is just a joke. I like to hope it is someone who just comes to cause trouble. I mean really could one person think like this all the time. That it is OK to just default on a loan because you want a bigger house and you don't want to fix yours up to make it easier to sell. or that it is Ok to just not go visit your babies in the hospital because you "don't like hospitals". Oh the examples could go on and on just from the posts we have read here. It is like the On Life to Live of TC.

First off I agree that what feisty is suggesting doing under her circumstances is reprehensible. Not all who have gone through foreclosure and bankruptcy are irresponsible though. Not all banks are the 'innocent victims' either. Many banks- not all of course- but many have made risky loans to people who clearly could not afford them and have been very inflexible when those people get into trouble, won't negotiate and keep adding fees on top of fees so that there is no way out for the homeowner. I think the government buying out those loans for those in trouble is a good idea so that the loans can be negotiated and the obligations can be taken care of. I certainly wish it had been an option for us.

We lost our home to foreclosure and had to declare bankruptcy. We worked really hard to save for our down payment and to keep our credit stellar, were very frugal, worked very hard stayed at our jobs even when several times we were in crappy situations at work and had plenty of income to pay our mortgage and always made our obligations a priority...payed an absurd amount of money for medical not covered by insurance..until....we had triplets, one with major medical problems (caused by a hospital mistake-that we can't sue for..), no insurance coverage for a VERY expensive prescription formula for 2-1/2 years, an insane amount of medical expenses, co-pays and travel for medical purposes +++ not eligible for any government programs -income too high.....still we were able to hang on barely by refinancing our home several times. We were getting our home ready to put it on the market in July (before 9/11) and the weekend we planned on having our first open house, Braden was in the hospital very ill after an emergency surgery. We didn't have the time or energy to put the house on the market for a little while so we refinanced one last time to buy some time...of course with no way of knowing that 9/11 would happen. One week before 9/11 we closed on a refinance loan that was a big mistake. We couldn't sell for quite a while after 9/11 for obvious reasons.
We finally got an offer that the mortgage company would accept but we would lose several thousand dollars on the deal but at least we wouldn't be foreclosed on. One and a half hours before closing the buyers backed out- AFTER we had signed a lease for house to rent
So bad things can happen to good, hard working people.
Even the bankruptcy judge said 'ouch' when he heard what happened to us.
I just hate that people can walk away unscathed after doing irresponsible things and others pay major consequences despite great efforts to try and do the right thing.

I personally think lenders should have to discount all of their loans so that everyone can afford their mortgages and that no-one should be able to skirt their responsibilities. If people find themselves in situations like ours then there should be a government program to help the homeowners with their other legitimate expenses.

I won't get anything back from selling and there is more money going out than coming in right now. We are paying out over 2500 a month. It isn't rentable because of the issues it had before I moved and after the flood. We need a bigger place. When I bought I did not now that by nov I would be a family of five. Sometimes people need to do what they can to make ends meet.

Sooooooo, because you won't get anything from selling, it's just easier for you to stick it to the bank? Is it the bank's fault you decided to get pregnant and need a bigger place? How inconvenient for the bank.

Furthermore, if it isn't rentable, how is the bank supposed to sell it? Or is that THEIR problem? It's not YOUR problem though, IS IT? Because that would mean you'd actually have to FIX IT.

Almost every single person in this country is having problems making ends meet right now. We sure are. Maybe we should just screw all our creditors, too, hmm?

I also forgot to mention that the bank that has given me the loan is under investigated for fraud. I am not doing it just to get a bigger place I am doing it because we are having a hard time making ends meet and for what I am overpaying to stay here can get us a bigger place. I am unable to work due to the boys and their needs plus with all their appts no one will hire me anyway. I am trying to do what is best for my family.

When they run your credit report and find out about the foreclosure you will find it very hard to find someone who will rent to you at any price.

Do the right thing. Keep paying your mortgage. Fix your water damage and get the place in saleable condition. Deal with the cramped quarters until the market gets better and you can sell. There are a LOT of people these days that can't even pay their mortgage. Be happy you have a place to live even if it isn't perfect. Foreclosing on purpose when you can pay the mortgage is insane.

I have been reading your posts on TC and MTM for several months now. I have never replied to any of your controversial posts until now.

I have to say that in my lay persons assessment you have some very serious mental health issues. I'm not saying this to be mean, but rather to hopefully motivate you to get some help for yourself.

It would appear from almost every post on TC and MTM that you seek out problems, controversy and drama. By your own acknowledgment you have problems in almost everyone of your personal relationships, from your boyfriend and his parents to your own mother, your stepson, the nursing staff who are caring for your children and on and on and on. It's like your life is one episode of drama after another.

While it's possible that some of these people are "culpable" in some way, it's hard to believe that all of your problems and issues with relationships have been caused by other people.

Have you ever considered your own role and responsibility in your problems? Have you ever sat down and really taken a good hard look at yourself and asked yourself why you have so much constant drama?

Again, I'm not trying to be mean here - I know you have experienced some extremely difficult things including losing a child and having two with severe delays - I don't think anyone would deny that those are very difficult and stressful things. But at the same time I really think it would be in your and your children's best interest to look at why you always have so much drama in your life.

Some people grow up in very unstable, unhealthy situations and subconsciously do not feel "comfortable" unless their is some kind of drama in their life. If there is no drama they will create it. As an outsider looking in, it would appear that you fall into that category.

I would suggest that you take a serious personal inventory and get some help for yourself. It's the best thing you can do for your kids.

I hope rather than becoming defensive by what I have written you will see this as constructive, as that is how it was intended.

What is best for your family is to pay your bills and make do with what you have and set a good example. So what about the bank? Who cares? You still owe them the money! Stop making excuses for you to get out of YOUR obligation!

Not to mention you have had several explanations of why this will HURT you in the short and long run. Do you read any of the responses or just trying to find the one person to validate you?

What did your realtor say? I really don't believe any ethical realtor would be involved in your little plan.

At least consider working with the bank & negotiating the option of a "short sale" if at all possible. This is when you know foreclosure is in the offing, but the bank agrees to allow you to have a short window of time to sell the property before foreclosure occurs. You won't get any money out of the deal at all, but at least it would save your credit.

My husband and I are in the process of buying our first home - under a short sell situation. It's not easy for us to be the buyers & see this family (including a 14 year old daughter) have to leave their home... the poor daughter is embarrassed - she goes to the same school as my DD & they ended up seeing each other when we went to the house for the inspections (and I showed DD the house, she hadn't seen it yet).

Foreclosure will KILL your credit. If you really can't make anything else work, negotiate with the lender to do the best you can.

You don't need a bigger place. That's a WANT, not a NEED. I guarantee we had a smaller place when mine were that age. We were also paying a fortune but you know what, we did what we could. Now things are better for us and we have a larger place but saying at less than a year old that your kids need a bigger place is a lie. No other generation or country in the world is used to the giant living spaces we now feel we "need". Honestly at that point living in a smaller place was better for me. Less to maintain and easier to keep an eye on the kids.

Ha! I was thinking the same thing. We lived in an 800 square foot apartment for the first few months with the triplets. Then we moved into a 1200 square foot rental house. Then we moved in with my parents for almost 2 years before finally buying our first home this past spring. At a whopping 1600 square feet, it feels like a mansion!

And sure, we could have gotten something bigger. I would love to have more bedrooms, bigger laundry room, etc. But we were so thankful to be out of the financial hole we'd been in, we just wanted to purchase something we knew we could easily afford!

Based on your responses in this thread already, I'm guessing that although you SAY you wanted our advice, you've already decided what you're going to do. Everyone of the responses has said "BAD PLAN" yet you keep adding irrelevant tidbits of info in an attempt to bolster your argument, weak as it is.

Let's discuss:
Its hard for you man to get more work - Ok......TRY HARDER! We're parents, its what we DO. He can get a second or third job if necessary but FIND A WAY. Like friggin Frodo and the ring already.

You can't work because the boys are so sick and have so many appointments- WELCOME TO THE CLUB. In case you haven't been paying attention to the other posters and their personal stories, MANY of us are in single income households simpy due to the need to provide full-time care for our kiddos. And yes, LOTS OF US have sick kids, and loads of appointments and mountains of debt. That's why we're here - to discuss that. And despite the fact that many of these posters, who are also SAHMs and SAHDs, are telling you that it is possible to do the RIGHT thing (i.e: pay what you owe)and STILL care for your family, you don't seem to want to listen.

You basically say "My man can't do more, I can't do anything, *sob, sob* no money. Better for my family to pawn our financial issues off on some bank, shady or not." Well, I don't buy it. I don't buy that you're in dire straits or have that great need, because it certainly doesn't sound like you are, you are just looking for the easy way out.

Foreclose? But you admit that you CAN make your current payments. You want to sell, but are too lazy to fix the place up. You claim you "don't have the money" to fix it up, but you're willing to tank your credit for years to come on the chance that you'll be able to rent another place AND get foreclosed on at the same time? How, exactly, will that work? If you get foreclosed on and nobody wants to rent to you, you won't have ANY PLACE to live with your family. If you start renting BEFORE the foreclosure, won't you have multiple payments, first/last on the rental, etc? Isn't that money you could use to say...I dunno..fix up the bathroom!


One more thing.
QUIT BEING SELFISH. Save some money, fix the bathroom, get creative and don't shove your mortgage off on the rest of us.

Put on your big girl panties and act like an adult for once. You thrive off the utter bullshit you post about constantly. I normally stay out of your drama, but seriously I feel for your kids.

You buy something- you pay for it. Stop feeling like everyone owes you something. You don't get rid of a place to get a bigger place, regardless of the fact it might cost the same. If you can pay it, then pay your OWN bills. That's like someone charging their credit cards and then deciding they don't want to pay for it anymore and declare bankruptsy. Why should those companies eat your bills because you are greedy!?

I find it amazing that others are able to carry on with their lives, after triplets, yet everything is poor you.

i think you need to sift needs from wants.

our four kids share one room. it would be great if we had a bigger place, but for our budget, it cannot be done. so we suck it up, and have done since they came home from the nicu, on oxygen and pips. mine were 26weekers as well. we managed.

you have received some good suggestions from others here - either suck it up and stay, or rent a house and rent out your flat to get the money to meet the mortgage.

Why do you even bother to ask opinion when you've already made up your mind? You never heed any of the advice given to you here, so why ask?

It is wrong for you to just let it go when you are able to pay it.

And *news flash* you are not the only person here that has special needs kids and/or had a loss and yet all these other families are able to pull it together and aren't free loaders!! Go see a therapist and get your self in good mental health before making big decisions. It is so obvious you have issues - get help so you can be a better mom & person in general.

I have gone through forclosure, thankfully not on my residence like some other families here, but it was my childhood home that meant more to me than the home we live in. But we could not keep it, we didn't just say 'oh, I want a bigger place, lets just let this house go back to the bank' It was a gut wrenching experience that I would not wish on anyone.

Grow up & take responsibility for yourself, your kids and your finances. If your man isn't making enough, tell his a$$ to get a second job. My dh works 16hrs a day (2 jobs) and I work nights just to scrape by, but it is what we have to do in order to meet our obligations to our kids, our lenders, and ourselves.

Get over yourself and quit your pity party, we've heard enough.

Well she didn't work the year before she got pregnancy if you remember she was upset about not getting the stimulus money because she didn't have an income because she was "still adjusting from losing my grandparents and had other income. Does life insurance count as income?"

I would assume that she has gone through that money now. Didn't she say she bought this condo with that inheritance? I guess the down-payment. Now wants to pass the debt on to us.

Feisty we didn't expect to be a family of six when we bought our house either. It wasn't set up for 4 kids. We lived with cramped quarters and tripping over toys, no storage and even Abby in our bedroom for over a year before we could save enough and FIX UP OUR HOUSE enough to sell it. We had to use rooms for different purposes to make due. After the kids were born our dining room was a bedroom, storage room, toy room, school room, computer room, everything but a dining room until we set up back up to sell. I didn't realize how poorly the house was set up and how much smaller than the sq footage it really was because of that until we were finally able to move. But we survived and were closer because of it.

And we didn't NEED to move. We were fine. We could have moved Abby in with the other 3 and they would be fine. (they are all 4 in the same room now by choice anyway). We WANTED to move and worked to make it possible. BIG DIFFERENCE

The house has not closed escrow yet so it is still unavailable. So which bills should I not pay then? The condo payment is eating up money as well as the HOA fees, so money we need is going to that and not other things.

I love how your story changes with every post!

I've changed my mind. I think foreclosure IS the best thing for you to do. That way your credit will be marked for long enough to at least prevent you from screwing over anyone else. Then again, it will send you back here whining about what to do next. Why do you ask, if you already have an excuse for everything?

I am generally a very caring and sympathetic person, to those who have really fallen on hard times. People who screw the system, make no effort to better their situation and just sit back and whine and make excuses get NO sympathy from me. I do feel for your kids. I do feel for your possible future landlord (hopefully no one will rent to you because they've checked your financial records). I do feel for the taxpayers, including myself, who will be left to support you because you "CAAAAAAAAN'T" (insert whine here)

TRY, for once. Have you ever REALLY tried? All we have to go on is what YOU say, and from that we can tell the answer is a big fat no!

Besides that, we would no longer have to deal with our neighbors dog sh*tting in our yard anymore!

I have read most of the responses on here and you're going to do what you're going to do, but....

You live in San Diego, right? If you want to stay home with the kids and let their dad work (nothing wrong with that...I'm planning to do the same thing), then you need to re-think your rental budget. I don't know what you're paying for HOA and your mortgage, but since you threw out a figure of $1800 for renting a house, I'm assuming that's about what you're paying for your condo? I'm also going to assume that your condo is around 2BR and 800 to 1000 square feet. You can rent that for around $1300 to $1400, maybe more, depending on the area.

You can also go to El Cajon or Santee or Lakeside or Otay Mesa or many other places and rent a 3BR 1200ish SF house for about $1400. So basically you'll end up renting a house, possibly in a not-so-desirable area, for the same price at which you're renting out your condo. You won't save any money, but you'll have more space. You won't ruin your credit and your place will still gain equity over the next 5 to 10 years. Plus, you'll be taking a loss on your rental, which will reduce your tax liability.

There's always a solution, but you will need to sacrifice.

With condo payment and HOA we are paying out 2538.34 a month. I only get a little over 2000 from my grandparents life insurance policy. Dad only works three days a week for now. He has been trying to get more hours. I am already paying off some credit card debit. My condo is 1112 sg feet. It was cheaply made. The concert in the bathroom is like clay. The plumbing in the whole building is messed up as well as the electrical. I can rent a nice sized house of under 2000 with no HOA and still have it fit in our budget. I have not decided what to do but if we don't find a solution soon it can end up in foreclosure anyway. I have thought this through. When Brennan comes home we will have his nurse here as well.

So instead of dumping your condo off in foreclosure and ruining your credit or fixing the plumbing and selling it...

Find a way to make $500 a month. That's really not that much when you consider that's just over $100/week. There are SO many ways to make money out there if you're willing and able. Make your BF get another job. Or YOU take a job on his days off. Or start a small business. Take a temp job. Don't tell me the reasons you CAN'T. I've already heard them. FIND A WAY. If you don't see an answer here, you haven't looked hard enough. Sell plasma. Do telemarketing from home. How badly do you want it???

You are so LUCKY to have gotten money from your grandparents. You didn't earn it... it's a gift. What are YOU doing to help your family? Living off inheritance isn't a job skill, and it certainly won't last forever.

If bf is working three days per week, that gives you a perfect opportunity to find some work on the days that he has off. There ARE 7 days in a week.

Someone mentioned plasma donation. I did that when our kids were little to supplement our income. In my area it paid around $25 per donation. I think you can donate 2-3x per week and it only takes about 2 hours each visit--thats $50-$75 per week right there. Also, 2 hours of laying in a reclining chair reading was a mini-vacation for me. It's EASY money imo.

I also supplemented our income by cleaning houses for about two years. I charged about $15-20 per hour, pretty much the going rate for our area. It wasn't fun, but for the hours I worked it was good money. I averaged about $200 per week doing that and I only worked arond 10 hours per week.

So, between plasma donation and cleaning homes you could easily cover that extra $500 per month. Easily. By my calculations, that would give the potential of an extra $800-$1000 per month. And that is only about 60-65 hours per MONTH, or about 16 hours per week.

I realize that your children have medical issues and that you are dealing with a step-son. But....if your bf is only working 3 days per week I see absolutely NO reason as to why he cannot care for his own children. ABSOLUTELY NO EXCUSE WHY HE CANNOT!!!!


Currently, I am working two 1/2 days per week and I am grabbing all of the extra hours I can by filling in for vacations. If things would get really tight in our household, I WOULD go back to cleaning houses/offices on the days that I do not work my regular job. Not a very glamorous job, but very low stress and something that would fit into our family dynamics best, because we TOO are dealing with significant medical issues with our dd.

My point being, IF THERE IS A WILL, THERE IS A WAY!

Okay, I hate to be the one to point out the obvious, due to the tragic circumstances, but you only actually have one infant at home and one toddler. DAD only works 3 days a week. That means you have your partner FOUR days a week with only two kids.

You treat your step-son like crap, you constantly want everyone to provide for you--even an $11 spacer for an inhaler.

And all you ever do is whine about how miserable you are. I have no money left for the rest of this pay period (10 days left) no gas in my car and three kids to get back and forth to school everyday w/lunch or lunch money. And you want to stop paying your bills because your condo is no longer good enough?

By the way--if your bathroom flooded your homeowners insurance should have paid to fix the damage--where's that money? Did you spend it on a spa day or something?

HMMM...Im suprised she just hasn't called Ty Pennington and the Extreme Home Makeover crew to get her house rebuilt.

I never have responded to you either....but grow up. Times are tough for everyone. I cannot believe how much you come here and b**ch about just wanting a bigger house...etc.....Im worried about how to pay for formula...but instead of not paying our mortgage...My DH ...who makes great money at work...but not enough money to pay for 3 on special formulas...is mowing grass on days off...if your "dad" doesnt love you and his kids enough to provide and get a 2nd or 3rd job or sell plasma or whatever he needs to do since you apparently wont get a job, maybe you should find a new "daddy".

And...there is no way in h*ll you have a 15,000 deductible on homeowners...thats just ridiculous.

Are you sure that the $15,000 deductible is yours and not the HOA's master insurance deductible for their building? I find it hard to believe that you would have a homeowners insurance policy that high. Do you even have homeowners insurance?

Hey - double check with your insurance company. I have to think that is a misunderstanding. Your mortgage company almost certainly requires property insurance and I'm sure that they wouldn't allow a deductible that high.

You're getting all tangled up in your story. There is NO WAY any bank, reputable or otherwise, would have given you a mortgage without insurance. So you DID have insurance, IF you have a mortgage. Even if you canceled your policy after closing, as many people do in order to try to beat that system, the bank would have been notified and would have supplied their own insurance (with you footing the bill, of course, at probably 3 or 4 times what a normal policy would have covered). If that's the case, then it is possible you won't be able to get anything from it, since the bank's expensive "deadbeat policy" is only to cover their loss if the condo is completely destroyed. Is that what you mean?

I don't know what you're getting at about the condo's deductible being 15K. Your bathroom would not be the condo's problem anyway, unless it was caused by something they are responsible for. If it was, then it doesn't matter what their deductible is - they HAVE to fix it.

Not to beat a dead horse but your BF is home 4 days a week and you can't get a job? You are joking, right? My husband works 5 days a week, mostly out of town and I still manage to figure out a very part-time work schedule to supplement our income. You can be darn sure that if the choice was foreclosure or me getting a better job and/or my husband getting a second job, guess what we would do. NOT FORECLOSE.

I was one of the holdouts to have sympathy for you and your unfortunate situation(s) but cut the crap and grow up. Get a job (guess what, if you get a p/t job you'll still be around for all those appointments). Ask your BF to be a man and get another job. He works 3 days a week and your only solution is to foreclose?????? WHAT????

I also expressed my sympathy (and defended her) when others were jumping on her case, but I just can't on this one!

Maybe it's because I am at my wits end dealing with my own crap and just cannot muster up the sympathy for something that is just absolutely ludicrous imho! For some reason this whole thing is just driving me up a wall, especially with what has been going on in the financial market lately!

You want advice...Here goes:

FIRST: Your BF works three days a week. He needs to get a second
job, maybe a third job. NO EXCUSES not to. NONE

SECOND: You need to get a part-time job working opposite his schedule - at least until you get beyond this hurdle. NO EXCUSES not to. NONE

THIRD: You and BF need to make repairs to your condo. Sweat equity is the cheapest income there is. NO EXCUSES not to. NONE

FOURTH: After you make needed repairs to your condo, you have two options. Rent it to someone or sell it. Forclosure isn't an option. You signed a committment. Period. NO EXCUSES.

BLUNT NOTE FOR FUTURE REFERENCE: When you come here for advice, you must remember that there are many here who walk in shoes similar to yours every day and make it work. Mom's in this group have sent angels back to heaven before their time, have children with life-long medical challenges that drain the finances and energy from the family, have dealt with death of a spouse, divorce, lost jobs, cancer treatments, etc. and they still manage to be resourceful enough to survive for their families without EXCUSES. You could learn much from their stories of survival!

You used your "easy way out" card when you inherited money you didn't have to work for and bought a condo without a job. The tough part has just begun and you have some really hard work ahead of you.

Let me just say that we also had a small "flood" in an area of our house in late July. Homeowners insurance covered everything except the $500 deductible.

By being EXTREMELY conservative in choosing replacement materials, we also managed to have new tile put down to upgrade the undamaged areas to match this area. Heck insurance even paid for new drywall AND someone to paint the entire area - not just the damaged portion. New trim for the floors and everything. I thought I was going to have to do all of that myself and insurance paid for someone to do it!

So, I am not quite understanding why you can't fix up the bathroom. This would make it more pleasant to live there if you stay and make it easier to sell if you go.

The way I see it you are really saying this:

I am paying WAY TOO MUCH for the condo I live in. Because the housing market has tanked, I could get SO MUCH MORE for my money now than I did when I bought this place. So, you want to walk away from it.

I "get" that feeling. You feel like you are stuck with an albatross. Your family is bigger now and you have medical equip and nurses to deal with in this small space. I really do get why you feel like walking away from it.

However...this is your condo. You owe the money for it. Foreclosure SHOULD be for people who just simply cannot pay the money back due to unfortunate circumstances. Job loss. Death. Extreme illness of one/both of the wage earners.

It is extremely irresponsible for you to just "walk away from" your condo mortgage just because the condo has lost value. If you can make the payments, you should continue to make them until you can sell it.

Obviously, you buy food, pay utilities, keep medical appts before you pay your mortgage. But after the very basic necessities have been paid for, the mortgage gets paid.

You walk away from a house because you just can't make the payments anymore, not because you could now get a bigger place for the same amount of money.

I'm one of those folks with a mortgage 600% more than my house is now worth. I can see why people just walk away, however I'm working as hard as I can to save my home. But I'm self employed and when people don't pay me, I can't pay my bills. It feels like a huge avalanche.

I'm desperately trying to save my house for my kids.

I had my kids at 25 weeks all came home on O2, apena monitors, two had g-tubes, suction machines, vents, vent tubing, wheelchair I could go on and on the medical crap that was in our APARTMENT.

We lived in a two bedroom, one bath UPSTAIRS aparment (NO ELEVATOR)we had about 1000 sq feet.

We also had a nurse 24/7 for my son when he came home.

This was a rental and what we could afford, about 2 1/2 years ago we made the move to another place for A LOT MORE MONEY. All this has been rentals.

Why?? Because WE CAN'T AFFORD to purchase a home/condo!!!! If we had one we would be doing EVERYTHING possible to hold on to it.

Both my DH and I work full time, I attend classes two nights a week trying to get a degree. And we still have regular appt's for my kids.

If your man is only working 3-4 days a week he needs to get a second job and work the days he isn't. And if he refuses then he needs to know that HE WILL HAVE TO TAKE CARE OF ALL THE KIDS. As you are going to find work to make things better for your family.

SUCK IT UP!!!! You do what you gotta do. And that doesn't mean foreclosing on your condo!!!!

How big is your bathroom? And what specifically needs to be fixed?? My FIL does houses and there really is not that much work to it. Hell I re-did the vinyl floors in both places cause I hated them. One weekend and about $120 fixed the floors of the Kitchen and Bathrooms.

I am also one that has never replied to your drama, but I couldn't keep quiet on this one. My house was almost foreclosed. My ex-husband left me the day the triplets were born, but he agreed to pay all of the bills including the house payments. I stayed at home with my newborns and homeschooled our older child, assuming he was paying the bills. One day, about 14 months after Ex left, my 7-yr old son found a foreclosure notice taped on our door. I was stunned and devastated. This was 3 1/2 years ago and it still hurts to think about it. Ex-husband hadn't told me he hadn't paid the mortgage payment in over 6 months (or the HOA - they sued me, but that's another story). But I didn't let the foreclosure go through. The mortgage company gave me a couple of months to sell it so I didn't ruin my credit with a foreclosure. I didn't make a whole lot of profit, but I kept my promise to the bank. You can too.

I usually roll my eyes at this kind of drama but I want to say that I am living in a home that was good for us Pre-triplets. We are jammed into this 3 br house with 6 kids and you can;t even walk through without whacking your elbows or stubbing your toes. I have to suck in my gut just to walk past the table to get to the washer or go out the back door. It sucks.But we are fighting like hell to keep this house. We are scraping by and it's not even paycheck to paycheck anymore, it's worse. We don't have enough money coming in to pay all the bills on time and we are always paying them just before they shut off something or whatever. Dh lost some income recently so I am Ebaying my a$$ off and have had 2 garage sales, selling everything thats not nailed down and getting rid of the farm animals just because we need the money so badly. We are 1 step away from losing our home and the stress of it all is incredible. The only reason I still have internet access is because I Ebay or it would be cut off too. I have cried myself to sleep at night wondering what we would do if we had to get out, we wouldn't all fit in the van to live in it. When you have to go to the food pantry to feed your babies then talk to me about foreclosure! If you can pay your payment then you should thank your lucky stars that you have a home at all. If your bf doesn't help enough than tell him to get the stick out of his a$$ and grow up.

This is crazy on all levels! I hate the fact that people constantly have their hand out waiting for the government to rescue them because they made bad choices. There are people out there that really need help, they work and scrape and can't make ends meet that actually NEED help, not just want it and because of people like you (and many others) they can't get it!

As I say to my children "life isn't fair, suck it up!!!"

We never envisioned 5 children. We thought 3 and spontaneously had 3 on my last pregnancy. My DH works his a$$ off defending the city, and deals with trashy people all day to keep us safe and we can't make ends meet with his paycheck. I was a pharm. rep before the triplets and had to quit to be home with 4 little ones. We HAD a good life and now we struggle. WHAT DID I DO? I went out and started waiting tables! It is well beneath my ablities and education, but I do it for my family! I make cash and I work when my husband doesn't. DUH! You can do the same!!! Give me a break!

Do you drink soda? stop!
Hang your laundry outside.
Layer your clothes and turn the heat down or turn off the air.
Go to Goodwill for clothes.
Shop thrift stores and rummage sales.

Do you have cable? cancel it!
Do you have a cell phone? cancel it!
Do you have internet? FLIPPIN' cancel it!

What do you do for food? Live smarter!

Check into the share program in your area for reduced groceries. Cut coupons!

You owe it to you and your children to work this out or you will create more a welfare state within your family and your kids will be just like you. They'll be looking for a handout because they got themselves into a mess and the cycle will continue.

Make it work. When you do, you'll actually be proud of yourself instead of feeling sorry for yourself.
